Estimated switching costs: early repayment fee of 0.5% of the capital (variable rate; 2% on a fixed rate) plus around €700 for valuation, registrations and expenses. The Guru does the exact sums, with your contract's costs, before you go ahead.

Is it worth transferring?

If you took out your mortgage a few years ago, you may be paying a higher spread than the market offers today. Moving the mortgage to another bank can lower the instalment, but it only pays off if the saving beats the switching costs.

The Guru compares your situation with the partner banks' offers and tells you, with numbers, whether it really pays off.

Representative example For a €150,000 mortgage over 30 years, at a variable rate indexed to the 12-month Euribor (3.247%, reference value for September 2026) plus a 1.25% spread: nominal rate (TAN) of 4.497%, APRC (TAEG) of 5.2%, 360 instalments of €759.76 and a total amount payable by the consumer (MTIC) of €290,558. Includes life and home insurance (around €42/month), initial fees, stamp duty and contract costs. Indicative values: the actual rate, APRC and instalment depend on your profile and on each bank's conditions. This is not a credit offer.
FAQ

Frequently asked questions

What does transferring the mortgage cost?

There may be costs such as: your current bank's early repayment fee (up to 0.5% of the capital repaid on a variable rate, up to 2% on a fixed rate), a new property valuation, registrations and stamp duty. The Guru includes these costs in the sums.

Can I transfer a fixed-rate mortgage?

Yes, but on a fixed rate the early repayment fee can be up to 2%. Even so, it may pay off; it depends on the numbers.

How long does it take?

It depends on the bank, but usually a few weeks. The Guru handles the process and keeps you posted.
